Reminder: New OCAF Procedure - Effective 8/1/2022
This is a reminder of the new Operating Cost Adjustment Factor procedure that went into effect on August 1, 2022. Here is an overview of the process:
Asset Managers will email OCAF letters to property managers.
Sites will sign and return the included letter.
For corrections that need to be made:
Different Debt Service amount: send documentation such as mortgage statement.
Different Market Rate rent amount: send documentation such as rent roll.
Cross out the figures on the letter and write the correct amounts with your signature.
Revised letters will NOT be sent.
Notifications will be sent to ensure correct rents are provided on the rent schedule.
Fire Hazards and Prevention Tips tor Electric Scooters and Bikes in Department of Housing and Urban Development (HUD) Multifamily Housing (MFH) Properties
Multifamily owners, management agents, and residents can do their part to help prevent electric scooter and bike related fires.
U.S. Consumer Product Safety Commission recommends following these guidelines:
Always be present when charging devices using lithium-ion batteries.
Only use the charger that came with your device.
Only use an approved replacement battery pack.
Follow the manufacturer's instructions for proper charging and unplug the device when done.
Never charge while sleeping.
Never use these devices with a battery pack that has been modified/reworked by unqualified personnel or with re-purposed or used cells.
Never throw lithium batteries into the trash or general recycling. Instead, take them to your local battery recycler or hazardous waste collection center.
Please post this flyer in prominent locations in your buildings and periodically remind all staff and residents through other communications about these dangers and prevention tips.

SSI Benefits
Supplemental Security Income (SSI) is a program for the most vulnerable populations in our communities. During the pandemic and forward, there has a 25% decrease in applications for the SSI program.
Please assist the Social Security Administration in reaching those who need to apply for SSI benefits by sharing the attached application and informational handouts with your residents.
The RISPCA has a program for Rhode Islanders who are elderly, disabled and/or those receiving public assistance to qualify for 40% off of vet bills at the RISPCA Animal Health Center.
RISPCA also offers the Marvin Fund which helps Rhode Island pet owners pay vet bills they can’t afford. Once per year, the program can pay up to 70% of the bill, with the pet owner paying the balance. Both programs are administered through Friends of Animals in Need. The organization can also help with pet food and supplies.
